South Passage was the first Moorings condominium on the river and had the first model units. The developer was learning a lot as he built and set up South Passage. The architectural design won awards and it must have looked great with its wood shake roofs. He gave us lots of open space – far more than any of the other properties that would follow. As the years moved on, the Spyglass Yacht Club was formed, folks enclosed decks and loggias, purchased about half of the Rookery (1994)(thank you Harry Roberts), went from shakes to asphalt shingles (1999) to metal roofs (2018), built a new seawall (2000) and replaced the docks (2017), We went through two hurricanes in a matter of weeks (2004) and as a result we strengthened our buildings so that we could withstand future storms. But most important were the people who called Spyglass Lane home. It was here that we celebrated year-end parties with Herman, our long-time property manager cooking up a mess of fish he had caught off the seawall and, later, Jamie’s friendly greeting from his golf cart as we made our way down the lane to go swimming, pick up the mail, or deliver our garbage. For many years, a favorite was the Williams (College) Reunion Jazz Band concert on the pool deck led by Bob Kingsbury. In addition to the Spyglass Yacht Club other groups gathered to play bridge, mahjongg, paint, advance their gardening abilities, or just float and talk in the pool. Together, as our years have marched-on, we have been fortunate to have built and been a part of an enduring and caring community. In November 2024, we celebrated our 50th Anniversary at one of our monthly social hours.
South Passage Association is part of the Moorings Property Owners Association of Vero Beach, Florida, an extensive waterfront community stretching beside the Indian River Lagoon and the Atlantic Ocean, seven miles north of the Fort Pierce Inlet. Spyglass Lane, the main artery of the South Passage peninsula, leaves A-1-A between Blunderbuss Bight on the north and the Rookery to the south, making us a unique waterfront, nature-rich community with Audubon certification.
South Passage consists of 68 two and three bedroom units spread among 13 residential buildings. Each unit comes with an assigned dock to accommodate a boat up to 41 feet and with two parking spaces, one of which is covered. In addition, we have a clubhouse with pool and sauna as well as a live-in property manager. Pets are permitted. Ocean access and a Tiki Hut are four blocks away. Many owners are also members of the Moorings Yacht and Country Club.
The weather at South Passage is great all year round. It is situated below the freeze line in Florida. Folks swim all but a few days throughout the year.
